GETTING TO KNOW YOU AND YOUR NEEDS

We meet with you to discuss your project and what your specific needs and goals are. We will informally assess the site, discuss your budget and review some feasibility scenarios for your project. You want to know if we are a good fit for your project, but more importantly, that it will be a good working relationship. You will have the opportunity to get to know us. We’ll explain our process, how we operate and you can see examples of our work. Next, we will prepare a Design Agreement which is based on your project scope of work. Once the agreement is signed and deposit fee received, the design process begins.

STEP 1: DESIGN BEGINS
Your building site will be analyzed to determine the best location and orientation of your new home or space based on view, lighting and terrain features. Concept diagrams and sketches (schematics) will be created of your space. The drawings will be presented to you for feedback to ensure we have developed the project as you envisioned. Together, we will refine the general layout, form, and overall appearance of your new home or space. Schematics will evolve to detailed floor plans, elevations and sections. You will have the opportunity to review and approve the design features as they evolve throughout the design process.

STEP 2: PRELIMINARY CONSTRUCTION BUDGET
You will be provided a Design Questionnaire and make preliminary selections of materials to be used in your new space. Once detailed floor plans and elevations are complete and selections or budgetary allowances are made, we will present a preliminary construction budget. We’ll meet to explore value engineering options and offer solutions to maintain your budget.

STEP 3: FINALIZING THE DETAILS
We develop scaled construction drawings and specifications which define in detail all the materials that are to be incorporated into your new space and where they are to be installed. We engage a structural engineer if required to obtain a building permit. A final construction budget is provided for your final approval before we proceed to the construction contract. Once the construction contract is signed, a timeline of work is established and all necessary permits are obtained.

STEP 4: CONSTRUCTION
During this time, our Project Manager and Foreman will be busy efficiently managing all details of your project and turning your design plan into reality. Both are always available for your questions and to give you an update on our progress. We employ carpenters who are masters of their trade and we have access to industry leading, skilled subcontractors and high end suppliers to ensure the quality we’ve built our reputation on.
